McCormack Baron Salazar and the San Francisco Housing Development Corporation begin rehabilitation of Hayes Valley South affordable housing

SAN FRANCISCO (9/23/2020) – The San Francisco Housing Development Corporation and McCormack Baron Salazar (MBS) have closed on the financing to update and revitalize Hayes Valley South, an affordable housing community that currently includes 110 family apartment units in eight buildings located in the heart of San Francisco’s Western Addition neighborhood. Built in 1999, Hayes Valley South will be renovated and updated to meet current building codes and standards. Work will be completed in six phases over approximately 15 months to accommodate the relocation of existing tenants, all of whom will be allowed to return as work is completed. Work on the neighboring Hayes Valley North will begin six months after the start of the Hayes Valley South revitalization project.

Hayes Valley South is located within a 2.5 acre city block bordered by Page Street, Webster Street, Buchanan Street and Haight Street. The neighborhood is located near retail and residential properties, as well as parks and schools.  Hayes Valley South includes 16 one-bedroom units, 69 two-bedroom units, 17 three-bedroom units and 7 four-bedroom units. 100 percent of the affordable units are reserved for public-housing-eligible families.

The renovation will include replacing roofs, repairing storm drainage systems, addressing ADA site accessibility requirements, and excavating and replacing 1-2 feet of soil throughout the site to meet current environmental standards. Apartment renovations will include updating accessible units and outside entrances to meet current ADA standards; replacing kitchen appliances and cabinets (if necessary), bathroom fixtures, flooring, windows and doors; and repainting apartment interiors and exteriors. The management office, resident services offices, and a community space with a serving kitchen will be remodeled to include a new layout, finishes and appliances.

Additional site work includes clearing backyards, adding new landscaping and site features in residential garden courts, and adding traffic calming measures. Green features and updates include installing energy efficient roof insulation, windows, gas furnaces, refrigerators and hot water tanks. Appliances will be energy star certified.

A core component of the McCormack Baron Salazar development approach is layering public and private funds to transform communities across the country. Additional project partners include the City and County of San Francisco Mayor’s Office of Housing and Community Development, and the San Francisco Housing Authority. Levy Design Partners is the project architect and Baines-Nibbi JV is the general contractor. The John Stewart Company will serve as property manager. SCA Environmental is the Environmental Analyst.
