Friend Health Center, Inc. has been a Chicago-area provider of primary and preventive health care services for nearly 25 years, offering community-centered care in a manner that is accessible, affordable, and culturally appropriate for the region’s diverse population. The organization operates several health centers on Chicago’s south side and planned to relocate its operations in Hyde Park and East Woodlawn to a new location in Woodlawn. They needed funding, though, to close the gap on the new building’s development costs to meet the criteria to achieve TIF financing from the City of Chicago. MBS UI helped to meet this gap with New Market Tax Credit financing.

The project involved the acquisition and rehabilitation of a deteriorated, 30,000 square foot, two-story masonry building into an expanded, 45,000 square foot medical clinic and administrative office. The Woodlawn building currently provides critical long-term healthcare services such as pediatric care, women’s health, dental, OBGYN, mental and behavioral health, and a pharmacy. The building was also designed with a small, retail space component available for supportive local businesses.

The project has created more than 200 new permanent high-quality healthcare and administrative jobs and serves over 30,000 unique community-based patients annually. Thirty-five percent of construction dollars went to M/WBE qualified companies, and 70 full time jobs were created during construction.
