| MBS
is a leader in the development of mixed-income communities
across the country. Over the past fifteen years the vast majority of our developments have included housing for every income bracket. Our 24
HOPE VI communities (including 52 phases) are recent examples of successful mixed-income
development. Projects such as Quality Hill in Kansas City,
Crawford Square in Pittsburgh, and Centennial Place in Atlanta
show the lasting positive impact of the quality, innovation,
and long-term commitment that are trademarks of an MBS mixed-income
development.
An innovative mixed-income development can spark the re-emergence
of a healthy housing market, and increase the availability
and variety in affordable and market-rate units. We recognize
that developing “affordable” housing means creating
opportunities for teachers, civil servants, police officers,
firefighters, medical center employees, and other working
families. Mixed-income communities open the door to quality
rental and home ownership units for these households, as well
as for public housing-eligible families and those who can
afford market rate pricing.
To be successful in this field requires vision, creativity,
and partnership – and an ability to speak the intricate
language of finance. Our financing techniques incorporate
a variety of funding structures involving state and federal
programs, tax-exempt financing, insured conventional loans,
pension funds, foundation junior loans and grants, and equity
from the private sector.
During the development process, we create relationships
with community and resident groups, local government, the
private sector, community-based organizations, and foundations.
The hallmark of an MBS project is a broad based public-private
partnership.
