Hillary B. Zimmerman
President, McCormack Baron Asset Management
As General Counsel, Ms. Zimmerman is responsible for coordinating and managing all legal work for McCormack Baron, including project development, coordination of outside counsel, and corporate and management legal matters. Ms. Zimmerman is also President of the Asset Management Division, responsible for McCormack Baron’s owned portfolio of more than 100 properties as well as additional portfolio management of more than 185 properties. She is experienced in real estate, contract negotiation and development procedures at the municipal, state and federal level, with a specialty in HOPE VI/Mixed Finance projects, FHA and other HUD programs. Prior to joining McCormack Baron in 1984, Ms. Zimmerman was a partner in the law firm of Greenfield, Davidson, Mandelstamm & Voorhees in St. Louis. As a deputy member of the National Task Force on Financing Affordable Housing, she co-authored a chapter on subordinate debt and subsidy financing and was an organizer of the Task Force-sponsored Multifamily Institute. Ms. Zimmerman serves as a commissioner of the Missouri Botanical Garden Subdistrict Commission. She serves on the Board of Directors of The Girl Scouts of Eastern Missouri, on the Board of the Indiana University–Bloomington Parents Association, and is a member of the St. Louis Forum, an organization of top-ranking female executives. She previously served as Vice President of the Jewish Center for Aged and as President of The Alexandra Ballet. Ms. Zimmerman is a frequent speaker for The Institute for Professional and Executive Development, Inc. (IPED), the Urban Land Institute, St. Louis University Law School, National Network of Commercial Real Estate Women, U.S. Department of Housing and Urban Development, and the National Housing and Rehabilitation Association.





Michael T. Grube, AICP
Vice President
Mr. Grube brings more than 15 years of experience in the real estate development and affordable housing industry. Mr. Grube is responsible for restructuring, refinancing, and analysis of properties in the MBS portfolio and acquisition of properties.

Prior to joining McCormack Baron Asset Management, Mr. Grube worked for the Bank of America Real Estate Development where he identified community development and investment opportunities for affordable housing in the Kansas City and St. Louis regions.

Currently, Mr. Grube is a member of the Urban Land Institute, American Planning Association, and American Institute of Certified Planners. He also holds the Housing Development Finance Professional designation from the National Development Council. Mr. Grube serves on the Curriculum Advisory Board for the Graduate School of Urban Planning and as an adjunct professor for the Graduate School of Architecture and Urban Planning at the University of Kansas. Mr. Grube received his undergraduate and graduate degrees from the University of Kansas.






Susan Tempesta, HCCP
Vice President
Ms. Tempesta is responsible for evaluating operating performance and maximizing the value of a portfolio of properties located throughout the southeast, providing traditional owner services which include compliance issues, refinance and disposition strategies, and is a liaison to investors, state housing finance agencies, lenders, trustees and management companies.

Ms. Tempesta brings 18 years of experience in asset management and property management. Prior to joining McCormack Baron Asset Management in 2008, Ms. Tempesta was the Assistant Vice President of Portfolio Management for Centerline Capital Group, an alternative asset manager and syndicator, where she oversaw the limited partner’s interest in an affordable housing multifamily portfolio.

Ms. Tempesta holds the Housing Credit Certified Professional designation from the National Association of Home Builders. She is a graduate of Plymouth State College where she received her BS in Business Administration.





 


Brad Arst
Asset Manager
Mr. Arst is responsible for monitoring and tracking financial analysis of the project portfolio, and assisting in the refinance and disposition of select portfolio properties. Prior to joining McCormack Baron in 2003, Mr. Arst was an audit manager with a local CPA firm which has a strong local and national presence in affordable housing. Mr. Arst has more than eight years experience in diversified audit, accounting, income tax preparation and consulting. His expertise is in HUD-insured multi-family audit, consulting and tax services. He is a licensed Certified Public Accountant, and a member of the American Institute of Certified Public Accountants and the Missouri Society of Certified Public Accountants.






Regina Beckles

Assistant Asset Manager

Ms. Beckles has been with McCormack Baron Salazar since 1984 initially serving as administrative assistant to Hillary Zimmerman. From 1988 through 2007 she served in the capacity of corporate paralegal and was responsible for the overall maintenance of the legal files and closing documents, in addition to forming and dissolving entities as needed and subsequent maintenance of these entities to ensure good standing with respective city and state government offices and agencies. Currently Ms. Beckles oversees real estate taxes and personal property taxes for the company’s developments as well as maintenance of corporate previous participation in the U.S. Dept. of HUD’s APPS electronic system and on various tax credit previous participation forms. Ms. Beckles is also responsible for lender and investor due diligence on the Substitute GP portfolio for all admissions and financing transactions. With the assistance of the legal administrative assistant she oversees document imaging of closing documents for access by employees.
